AIR is a mixed-use project in the heart of Chennai, introducing a new typology: the open-faced courtyard. A 15-meter cantilever on one side and stepped terraces on the other create a self-shading green space in the middle. As the city shifts from low-rise to high-density, driven by new planning regulations, AIR responds with a hybrid of urban dynamism and communal openness. Merging culture and commerce, it reinterprets the courtyard as both a spatial and social device. Built to LEED Platinum standards, AIR sets a new benchmark for sustainable, high-performance architecture for Chennai.
